How much will it COST?
The cost will vary depending on the type of infill you do, and the characteristics of your land (location of water and sewerage pipes, size and slope of the land) and the Council area.
After working on many infill projects, we’ve found that the typical cost of obtaining the Council development approval is usually somewhere between $18,000 to $25,000 (for the specialist consultant team, the Council applications fees and sometimes, referral fees to State Government). The cost varies with each property, but we will detail the likely costs before you make your decision.
If your infill creates a new title (like a new dwelling or land subdivision) infrastructure charges of about $32,000 are payable to Council (the cost varies based on the number of new bedrooms, and from Council to Council).
Building and construction costs are extra. With a subdivision, you will need new fences, a water metre, perhaps an extension of a sewer main, or even a new driveway, footpaths and street trees. With a second dwelling, there is the cost of the building itself.
What is INFILL DEVELOPMENT?
INFILL DEVELOPMENT is the development of new dwellings on vacant or under-utilised land in existing urban areas.
The State Government has set INFILL TARGETS for all Councils in South East Queensland. At least 60% of all new dwellings are expected to come from infill development over the next 19 years (by 2041).
That equates to:
- An extra 176,800 infill dwellings for the Brisbane City Council area (7000+ a year);
- An extra 53,700 infill dwellings for the Sunshine Coast area (2000+ a year);
- An extra 48,200 infill dwellings for the Moreton Bay area (1900+ a year).
- The Gold Coast, Ipswich and Toowoomba regions have significant infill targets as well.
Not all of this growth can come from medium-rise apartments, it must also include LOW-RISE INFILL DEVELOPMENT, like granny flats, duplexes and townhouses.
